All down payment funds to be escrowed with Travis Auction Escrow. Title insurance and closing services by Rosebud/Platte Title Company. Title to be given by Warranty Deed accompanied by owner’s title insurance, cost to be split 50/50 between buyer and seller. Sale is not subject to appraisal, buyer financing, or property inspections. All financing must be in place prior to purchase. Any prior taxes due will be paid by seller; 2018 taxes due in 2019 will be prorated to closing and based on most recent tax assessments. All information presented is provided from public records and believed to be correct; buyers are responsible for their own verification. All potential bidders are encouraged to inspect the property prior to date of sale. All bidders date of sale will be considered to be informed. Complete payment is to be received within five (5) days of the auction’s close by Travis Auction Service. Removal of machinery will be available upon verification of complete payment. Buyers are responsible for any additional taxes or shipping costs. Payment types may include one or a combination of the following methods: cash, cashier’s check or wire transfer. A $15 wire fee will be applied Credit cards or personal checks will not be accepted for auction based purchases. All equipment is taxable. Buyers must present valid farm tax exemption documentation in the buyer’s name to qualify for eligible tax exemption status. Please contact Travis Auction Service directly to arrange scheduling for loading prior to arrival. Please allow one day for processing before picking up equipment. All machinery is sold through the auction process “as-is” with no warranties either written or implied. Equipment descriptions are believed to be correct but are not guaranteed to be so. Buyers are responsible for inspecting the equipment prior to the auction closing time and cannot hold Travis Auction Service or the auction company liable for any discrepancies determined without the buyer’s prior verification. Additional charges for machine preparation for loading or delivery may apply. All auction sales are final. Operator’s Manuals may or may not be available at time of delivery. Additional storage fees will apply to un-delivered machinery on the 15th day after auction closing at a rate of $10.00 per day. Any of the purchased items not picked up within 30 days will be subject to reversion to the seller and subject to reselling without reimbursement of the items.
