Nonrefundable cash10% down payment due date of sale (cash, money order, or personal check accompanied by bank letter of credit prior to sale (auctioneer reserves the right to refuse to accept bids if not compliant). Balance due upon closing with provision of merchantable title. Possession to be given upon closing. All down payment funds to be escrowed with Travis Auction Escrow. Title insurance and closing services by Rosebud/Platte Title Company. Title to be given by Warranty Deed accompanied by owners title insurance. Closing fees and title insurance cost to be split 50/50 between buyer and seller. 2017 taxes due in 2018 will be prorated to closing and based on most recent tax assessment of $368.58. Closing of sale will not be subject to buyer financing, appraisal or property inspections. All financing must be in place prior to purchase and property is being sold in where-is-as-is condition Successful bidder will be required to enter into a purchase agreement which will become the binding contract through closing.
